Coverage, sources, and how to read these records
A row is a residential plan-review application with its linked building permits, or an active building permit when no plan-review case was matched. Several records can share an address, and one application can propose several homes. Counts are records, not unique properties, homes, or construction starts.
Scope: City of Austin new-construction applications classified as single-family houses (R-101), secondary apartments (R-102), or two-family buildings (R-103). Standalone pools and ancillary structures are screened out. This is not every permit type, every multifamily project, or every jurisdiction within the ZIP.
The default Current activity view includes applications awaiting approval, approved plans, and records with active building permits. Applications filed before Oct 5, 2024 (2 years before this snapshot) are omitted unless the city lists an active building permit. This age filter does not establish that an omitted application was abandoned. Completed, inactive, and on-hold records are excluded from the default view.
Plan-review cases use the city's mapped ZIP boundaries at the case location. Unmatched active building permits use the address ZIP in the permit record and are labeled. 26 source review records lack a mapped ZIP; an active building permit can still appear using its recorded address ZIP.
Building permits are linked by the city's parent case ID or matching permit-number stem. A permit currently marked Active keeps the record visible regardless of application age. Final, completed, closed, expired, cancelled, withdrawn, and on-hold statuses are not treated as active. The current city status takes precedence over an older completion date, which remains visible in the details. “Plans approved” includes approved reviews without an active building permit and permits awaiting activation. Neither plan approval nor an Active permit status confirms work is happening on site. “Completed permits” describes permit status, not sale or occupancy.
Unit counts and floor area are reported as filed; area can include garages and other nonliving space. Blank or zero values appear as not recorded. The Reported units filter uses the filed unit count, independently of application class. A three-unit record can be classified as single-family or duplex. Counts are not independently verified. The recorded application class may differ from the description. Applicants can be architects or permit agents and are not automatically the builder or owner.
Map locations come from the city’s coordinates and may be approximate. Records without usable coordinates stay in the list unless a map-area filter is selected.

Street and base-address comparisons remove building/unit suffixes and asterisk annotations and standardize street-type spellings; these groups are not verified parcels. Filed unit counts are never added together to estimate homes at a repeated address.
