Bouldin Creek: Tract Heights, Cover and Creek Setbacks

Bouldin Creek’s implementing ordinance contains actual height, coverage and creek-setback conditions on numbered tracts. They are more useful for feasibility than the plan’s general descriptions of South First or Barton Springs. The first step is matching the site to the ordinance’s address table and map.

Three different height and coverage situations

Part 4 sets 45 feet on Tracts 22, 23 and 25, and 35 feet on Tracts 24, 26 and 27. Tracts 22/23 have 75% maximum impervious cover; Tract 24 has 45% impervious cover and 40% building coverage. These figures cannot be applied to all Bouldin lots.

A creek setback and a separate upper-building envelope

Tract 5 has a 50-foot building setback from the centerline of East Bouldin Creek. On Tracts 31 and 33–57, portions over 35 feet must fit the ordinance’s 60-degree envelope toward a public-street property line. The latter is a building-form condition, not a blanket 35-foot height cap.
