Dawson’s implementing ordinance primarily changes permitted and conditional uses. It does not turn the neighborhood plan’s preference for lower-intensity residential interiors into a universal new height or unit-count cap. General warehousing/distribution and basic industry are conditional uses on the LI-CO-NP portions of Tracts 15 and 18. Part 5 also makes selected warehousing, maintenance and electronic-prototype uses conditional on its listed commercial/industrial tracts.

Service stations and drive-in uses have specific conditions

Part 5 makes service stations and drive-in services conditional on Tracts 1–6, 11, 13–15, 17, 18, 21–28, 30 and 32. Part 3 separately permits the secondary-apartment special use through its Code sections; that older pathway should not be conflated with HOME’s two-unit or three-unit use.
