Govalle/Johnston Terrace: Access, Height and Use Conditions

Govalle and Johnston Terrace have separate implementing ordinances. Govalle’s contains specific restrictions on driveway access, a tract height cap and an office-size limit. Those conditions can change feasibility even where the base zoning allows the general type of development.

Two adopted driveway-access prohibitions

Govalle Part 6 prohibits vehicular access from Tract 52a to Red Bluff Road and directs access to East Cesar Chavez. It prohibits access from Tract 106b to Gonzales Street and directs it to East Seventh or Shady Lane.

Height and office floor area tied to different tracts

Govalle Tract 32b is limited to 35 feet. On Tract 161, administrative/business office and professional-office uses may not exceed 5,000 square feet of gross floor area. These are separate conditions with separate tract scopes.

Johnston Terrace’s special-use map is separate

Ordinance 030327-11b permits the neighborhood mixed-use-building special use on Tracts 131 and 132b. It does not extend Govalle’s particular access or height conditions across the combined planning area.
