South Austin: Adopted Yard Rules and Special-Use Boundaries
Restrictions traced to adopted documents
West Gate’s adopted yard rules
Ordinance 20141106-086 Part 4 adopts porch setbacks, front-yard impervious-cover/parking placement and garage placement. It also adopts front/side-yard parking restrictions.
20141106-086, Part 4 (PDF p. 2).
South Manchaca: tools and secondary-apartment exclusions
Ordinance 20141106-087 Part 4 adopts all three design tools. Part 7’s separate secondary-apartment special-use provision excludes Deer Park Sections 1/2, specified Hilltop Addition land and the listed individual lots. Those exclusions describe that special-use pathway; they are not, by themselves, a ban on HOME two-unit or three-unit residential use.
20141106-087, Parts 4 and 7 (PDF p. 3).
Garrison Park uses its own special-use map
Ordinance 20141106-088 Part 4 adopts all three tools. Part 7 places its secondary-apartment provision in the area east of the railroad tracks shown in Exhibit B. That map should not be substituted for the boundary or applicability of HOME.

Use the parcel’s West Gate, South Manchaca or Garrison Park NP district and the specific residential use proposed. See how this review handles original ordinances, amendments and HOME.
Send us an address and we will tell you what we find
We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.
Send us an addressWe are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
