Upper Boggy Creek: Adopted Subdistrict and Garage Rules
Restrictions traced to adopted documents
Four subdistricts adopted the yard and garage tools
Part 4 applies §25-2-1603 front-yard impervious-cover/parking placement and §25-2-1604 garage placement to the named residential uses in Blackland, Rogers–Washington–Holy Cross, Cherrywood and Delwood II. Wilshire Wood/Delwood I is not in that selection.
20060406-051, Part 4 (PDF p. 2).
Only two subdistricts adopted this porch provision
Part 5 applies §25-2-1602 front-porch setbacks in Cherrywood and Delwood II. Part 3’s boundaries and Exhibit B determine which selection applies. A combined Upper Boggy Creek label loses that distinction.
Height proposals are not an adopted height schedule
The original 020801-92 ordinance contains tract use and access conditions. This review did not establish that the plan’s general Manor/MLK and Value Skypark height recommendations became those sites’ present restrictions. Use the specific later zoning case for a numerical height conclusion.
The proposed housing use matters
Which garage rule applies to single-family, two-unit and three-unit projects?

Apply the ordinance to the parcel
Ordinance 20060406-051 amends the original 020801-92 zoning and includes a five-subdistrict map. Apply its selections by mapped subdistrict and proposed use. See how this review handles original ordinances, amendments and HOME.
Send us an address and we will tell you what we find
We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.
Send us an addressWe are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
