Crestview/Wooten: Adopted Height, Density and Garage Rules

Crestview and Wooten adopted different residential design tools and separate tract conditions. Their ordinances include height and density caps, buffers and driveway restrictions. A Crestview rule should not be carried across Anderson Lane into Wooten without checking Wooten’s own ordinance.

Crestview Part 4 adopts §§25-2-1602, 1603 and 1604 for the named single-family, duplex and two-family uses: porch setbacks, front-yard paving/parking restrictions and garage placement.

Wooten’s original selection is different

Wooten Part 4 adopts porch setbacks and front-yard impervious-cover/parking placement. It does not adopt §25-2-1604 in that selection. HOME’s use-specific garage rules still need to be checked; absence from this tool selection is not an exemption from every garage rule.

Crestview’s tract conditions

Part 7(21) sets 30 feet, 40% building coverage and 0.35:1 FAR on Tract 112. Part 7(25) caps density at 27.2 units per acre on Tracts 105–111, 114–117, 119 and 120. Part 7(27) requires a 50-foot buffer on listed tracts along qualifying residential edges, with specified improvement exceptions.

Wooten’s height, density and access conditions

Tract 5 has a 40-foot height limit, 75% impervious-cover limit, 13.5-unit-per-acre cap and a six-foot vegetative buffer along its west edge. Tracts 61/62 have 30-foot height, 40% building coverage and 0.35:1 FAR limits. Tract 23 cannot take vehicular access from Anderson Lane.

The former Huntsman tract needs its later regulating documents

Tract 160 received its own 2004 ordinance. The original redevelopment program is not a current capacity estimate for land subsequently rezoned through the Lamar/Justin station-area process. Establish the current regulating area before using those older numbers.
