78757 Building Permits: Dispersed Activity and Specific Three-Home Records

Last reviewed September 17, 2026 · City of Austin issued permit records · Kimbrough Gray · KiliGray Homes
The 78757 records are distributed across many streets, with no single street driving the annual total. Our September 2026 review identifies specific three-unit address groups on Ruth, Brentwood and Camino Real, while West St Johns contributes units over several months. These provide more focused starting points for comparing nearby construction.
Applies to: Austin-issued residential records in ZIP 78757; buildings with five or more units excluded.

Local findings: September 2026 review

Reviewed 2026-09-17; records observed 2026-09-15. Period: September 2025–August 2026. Findings describe that saved window; the current comparison above can advance separately.

The leading street is a small part of the total

West St Johns Avenue contributes seven of the 98 reviewed units, spread across October, December, April, June and July. Arcadia contributes six and Ruth five. The full set spans 79 base addresses and 49 street labels. That distribution supports a block-level competitor search: selecting only the top street would capture a small fraction of the ZIP’s authorizations.

Three addresses offer concrete multi-building examples

Three one-unit records at 906 Ruth Avenue arrive in December 2025. Another three units occur at 1002 Brentwood Street in February 2026, and three at 6305 Camino Real in July. December and July are tied for the largest ZIP month at fourteen units each, but these individual address groups contribute only part of those totals. They are examples to inspect, not evidence that every nearby parcel can use the same layout.

The annual decrease does not make the local search unnecessary

The reviewed year records 98 units compared with 107 previously, a difference of nine. The three address groups above also contribute nine units between them, illustrating the scale of activity that can matter to a nearby project even when the ZIP-wide total declines. For a Brentwood or Crestview site, combine those permit files with the correct neighborhood-plan boundary and the active-permit map before estimating construction competition.

Planning context: Brentwood/Highland neighborhood plan.

Send us an address and we will tell you what we find

We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.

We are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
