Saint Thomas Drive, Kincane Drive and Staywell Way account for more than half of the 78617 authorizations in our September 2026 review. Their issuance patterns differ: Saint Thomas has a spring burst, while Kincane and Staywell recur across much of the year. This makes street-level timing more informative than the ZIP total alone.

Three streets explain much of the recorded flow

Of 109 new units recorded in the review window, 60 are on Saint Thomas Drive, Kincane Drive or Staywell Way. Saint Thomas contributes 25, Kincane 18 and Staywell 17. Each of the 109 contributing building records adds one unit, and each has a different base address. The concentration is therefore along named streets, rather than many new units all attached to a single address.

Saint Thomas has a different issuance rhythm from Staywell

Twenty of Saint Thomas Drive’s 25 units were authorized in April and May 2026. Staywell Way appears in nine separate months, from September 2025 through August 2026, with gaps between some appearances. Kincane also occurs in nine months. A builder comparing these locations would be looking at different authorization schedules even though all three streets help produce the same annual total.

Use the street sequence to narrow a competition review

May is the ZIP’s busiest month, with 29 units, but an annual competitor list should also capture the recurring streets outside that peak. The record pattern supports reviewing Saint Thomas separately from the continuing Kincane and Staywell flow. It does not identify a common developer, confirm that a subdivision is finished, or establish when any of the homes will be for sale.
