78731 Building Permits: Prevail, Montage and Endurance Contributions

Last reviewed September 17, 2026 · City of Austin issued permit records · Kimbrough Gray · KiliGray Homes
The 78731 year-over-year increase includes a concentrated set of records on Prevail Lane, Montage Pass and Endurance Way. Our September 2026 review finds those three streets contributing eighteen units, alongside a much broader scattering of addresses. The Prevail records are particularly important when interpreting April’s total.
Applies to: Austin-issued residential records in ZIP 78731; buildings with five or more units excluded.

Local findings: September 2026 review

Reviewed 2026-09-17; records observed 2026-09-15. Period: September 2025–August 2026. Findings describe that saved window; the current comparison above can advance separately.

Prevail accounts for nine of April’s ten units

Three Prevail Lane records, at 4201, 4203 and 4205, each contribute three new units in April 2026. Their combined nine units explain almost all of that month’s ten-unit ZIP total. The annual site-mix columns should not be used to relabel these records without checking their individual files and the timing of the existing site groups.

Montage and Endurance have separate issuance months

Montage Pass contributes five units from five records in June. Endurance Way contributes four from four records in March. Together with Prevail, these streets account for eighteen of the sixty units in the reviewed year. That is large enough to matter when reading the change from 47 units in the previous period. The records alone do not attribute that increase to these streets or establish a shared development program.

Other 78731 work calls for different comparables

The remaining 42 units are outside those three street labels. For example, 2902 West 44th contributes three units in March, while other locations add smaller amounts. A custom-home or infill study should separate those address settings from the concentrated Prevail sequence rather than infer one dominant building product from the ZIP’s single-house site count.

Planning context: Central West Austin: residential edges and major tracts.

Send us an address and we will tell you what we find

We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.

We are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
