78754 Building Permits: Spring and Summer Concentration on Nine Streets

The reviewed 78754 authorizations are concentrated late in the reporting window and on a short list of streets. April, June, July and August supply nearly all of the new units. Our September 2026 review follows those unit records directly because the earlier year’s project grouping produces a misleading comparison if read on its own.

Four months contain ninety-eight of the year’s units

The reviewed total is 102 units. April contributes 27, June 28, July 24 and August nineteen, totaling 98. Only four units fall in the other eight months combined. Calling this a steady year-round pace would conceal how concentrated the recorded authorizations are, even though the annual total is lower than the prior year’s 218.

The concentration is spread over individual addresses on a few streets

The 102 unit contributions use 102 different base addresses but only nine street labels. Native Pearl Lane leads with 22 units, Tallsalt Drive adds nineteen and Bridwell Lane fifteen. Native Pearl’s largest contribution is twelve units in June. Thus the concentration is at the street and time level, rather than multiple unit contributions at one repeated base address.

The previous project count is not a reliable market-growth denominator

The historical project series records only one newly counted group in the preceding twelve months, alongside 218 unit authorizations. In the reviewed year it records 102 groups and 102 units. That dramatic group-count change should not be described as a hundredfold expansion in development activity. The earlier grouping and the later unit dates describe different sets; the comparable unit totals actually fall.
