78746 Building Permits: Eternity Terrace and Austin’s Coverage Limits

Last reviewed September 17, 2026 · City of Austin issued permit records · Kimbrough Gray · KiliGray Homes
Eternity Terrace has a large influence on the Austin-recorded 78746 totals in our September 2026 review. It contributes twelve of the twenty-nine units and most of March’s peak. The result is best read as a particular set of Austin authorizations, with permitting coverage checked separately for any property being evaluated.
Applies to: Austin-issued residential records in ZIP 78746; buildings with five or more units excluded.

Local findings: September 2026 review

Reviewed 2026-09-17; records observed 2026-09-15. Period: September 2025–August 2026. Findings describe that saved window; the current comparison above can advance separately.

Eternity Terrace accounts for much of the March peak

Nine Eternity Terrace units are recorded in March 2026, when the entire ZIP records eleven. The street also contributes two in October and one in December, for twelve over the year. The other seventeen reviewed units are on fourteen additional street labels. A broad claim that activity increased uniformly across 78746 would not follow from this distribution.

A small annual base makes these records influential

The unit total rises from twenty in the prior twelve months to twenty-nine in the reviewed year. Eternity’s twelve current-period units are large relative to that nine-unit difference, although that alone does not prove the street caused the increase; the earlier street-level records would be needed for that attribution. The review contains 28 contributing building records at 27 base addresses.

Begin a property comparison with its permit authority

Barn Swallow and Marshall Ranch each contribute two reviewed units, as does Ridgewood Road. These locations provide concrete Austin record links to inspect. They should not be used to assume the dataset includes every authority issuing permits to a 78746 postal address. Confirm that the subject property and its comparables are represented before treating the report as a complete local pipeline.

Send us an address and we will tell you what we find

We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.

We are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
