78736 Building Permits: Cosmico and Highway 71 Explain the Recorded Total

Last reviewed September 17, 2026 · City of Austin issued permit records · Kimbrough Gray · KiliGray Homes
Almost the entire 78736 review total is concentrated in late 2025. Cosmico Street and one Highway 71 base address supply most of the units, while only one authorization appears outside October–December. That concentration explains why the new-unit total looks very different from the number of newly counted site groups.
Applies to: Austin-issued residential records in ZIP 78736; buildings with five or more units excluded.

Local findings: September 2026 review

Reviewed 2026-09-17; records observed 2026-09-15. Period: September 2025–August 2026. Findings describe that saved window; the current comparison above can advance separately.

Forty-seven of forty-eight units fall in three months

The September 2026 review finds 21 units in October 2025, six in November and twenty in December. The remaining unit is on Murmuring Creek Drive in May 2026. There are no other unit contributions in the twelve-month window. A 48-unit annual total spread evenly across twelve months would describe a very different pipeline from the actual sequence here.

The Highway 71 contribution consists of several building records

The twenty December units all share the base address 7817 West SH 71. Seven records contribute them: six carry three units apiece and one carries two. This is not evidence of a single twenty-unit building. Cosmico contributes another 23 units during October and November, with four on Wilder Road over the same two months.

The project count cannot be used as the number of current developments

Only two site groups first enter the Projects series during this window, whereas the unit contributions use 24 base addresses. That gap is exactly why dividing 48 by two would misdescribe the records. The report is counting new building authorizations alongside an earlier-entry site cohort. For this ZIP, begin with the unit-level City links and the dated street sequence.

Planning context: Oak Hill: environmental constraints, utilities and site design.

Send us an address and we will tell you what we find

We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.

We are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
