Two base addresses have an outsized effect on the small 78751 sample in our September 2026 review. East 55th accumulates authorizations over three months, while an Avenue D record contributes four units in May. These examples explain why the housing-mix columns cannot substitute for reading the underlying unit records.

East 55th accumulates across three separate months

The six units associated with 605 East 55th arrive as one in March, three in May and two in July 2026. Each contributing record carries one unit and has a building-number suffix. The address is therefore counted in the unit flow in three months, even though its first appearance as a project group occurs only once. Treating every monthly contribution as a newly started development would overstate the number of distinct locations.

Avenue D is visible in Units but outside the three displayed mix sizes

A single record at 4115 Avenue D contributes four units in May. Together with East 55th’s three May units, it accounts for seven of that month’s ten units across 78751. This is a concrete example of the historical series containing records beyond the one-, two- and three-unit mix columns. The columns do not provide a full decomposition of the unit total.

The annual change is smaller than these two address contributions

The review records 39 units, versus 35 previously, spread across 24 base addresses and nineteen street labels. East 55th and Avenue D together contribute ten of the 39. This makes the actual permit files particularly valuable: a four-unit annual increase does not establish broad-based growth, and the two address groups need to be understood before choosing representative small-site comparables.
