78745 Building Permits: Bird Song, Sweet Bark and Ermis Farm Clusters

Three streets supply almost half of the 78745 new units in our September 2026 review. Bird Song Circle has a spring concentration, Sweet Bark Street is weighted toward winter, and Ermis Farm Road continues into summer. Those different sequences are more useful for a pipeline review than one ZIP-wide growth percentage.

Bird Song’s burst arrives after Sweet Bark’s winter activity

Bird Song Circle contributes 43 units, with twenty in April 2026 and 22 in May; one more arrives in June. Sweet Bark Street contributes 37, concentrated in December and January, with nineteen and thirteen units respectively. The two street sequences overlap little in this review. Combining them into an annual total hides when each set of authorizations entered the record.

Ermis Farm extends the pattern into later months

Ermis Farm Road adds 25 units between April and August, including nine in June. Bird Song, Sweet Bark and Ermis Farm together contribute 105 of the ZIP’s 216 units. The other 111 units are distributed elsewhere. These three street names are therefore useful filters for understanding a large part of the total, without treating them as the entire 78745 market.

The annual increase needs a separate project-timing explanation

The prior year recorded 140 units, compared with 216 in the reviewed period. Meanwhile, newly counted site groups fall from 56 to 42. That combination is not a measured increase in units per actual development: older groups can receive later authorizations. The unit records resolve to 131 base addresses. Follow those contributing records before making a conclusion about the number or size of competing projects.
