78752 Building Permits: July’s Three-Address Cluster and Mc Kie Timing

Last reviewed September 17, 2026 · City of Austin issued permit records · Kimbrough Gray · KiliGray Homes
July’s 78752 peak is closely tied to three addresses with three building records apiece. A separate Mc Kie Drive group accumulates across November, December and January. Our September 2026 review distinguishes that timing from the headline two- and three-unit site share, which covers only a subset of the recorded groups.
Applies to: Austin-issued residential records in ZIP 78752; buildings with five or more units excluded.

Local findings: September 2026 review

Reviewed 2026-09-17; records observed 2026-09-15. Period: September 2025–August 2026. Findings describe that saved window; the current comparison above can advance separately.

Three addresses contribute nine of July’s eleven units

The July records include three one-unit buildings at 6910 Blessing Avenue, three at 7100 Bethune Avenue and three at 7303 Carver Avenue. Those nine units explain most of the month’s eleven-unit ZIP total. They provide a concrete set of City files for someone comparing small multi-building projects, while leaving building form and ownership arrangements to the actual documents.

Mc Kie’s contribution crosses a calendar-year boundary

Four records at 1300 Mc Kie Drive contribute six units: four in November 2025, one in December and one in January 2026. That sequence illustrates why counting the first project month and counting each later unit authorization produce different results. A calendar-year split can also put one continuing address sequence into two annual rows.

The site share and the new-unit total describe different sets

The reviewed year records thirty new units, up from twenty. Its mix columns contain two one-unit, five two-unit and five three-unit site groups. Ten of those twelve classified groups are in the two larger categories, but the overall Projects total is thirteen and the unit records resolve to fifteen base addresses. None of those denominators should be silently substituted for another when describing the area’s housing mix.

Planning context: St. John/Coronado Hills: residential cores and community hubs.

Send us an address and we will tell you what we find

We do this research ourselves on every project we take on — zoning, floodplain, watershed, trees, whether it is a legal lot. Send us an address and we will run it and tell you what we find. It works the same whether you own a vacant lot, a house you are thinking of adding a unit to, or a house you are thinking of replacing. No charge and no strings, and if it is a bad lot we will say so.

We are homebuilders, not the City of Austin. This page explains how we read the code in practice — it is not legal advice and it is not an official determination. Always confirm with Austin Development Services before you rely on it for a project. The authoritative text is the Austin Land Development Code; permitting questions go to Austin Development Services Department.
