The nearly flat annual total in 78653 hides two different street-level schedules. Our September 2026 review finds sustained authorizations on Monarda Mint Drive and a later buildup on Zip Cochise Way. Together those streets contribute almost half of the recorded new units, making them useful starting points for tracking the local pipeline.

A flat annual comparison contains a changing sequence

The review records 104 new units, compared with 106 in the preceding year. Monarda Mint Drive supplies 24 of the current units and Zip Cochise Way 23: 47 combined. That leaves 57 on the other recorded streets. A two-unit annual decrease therefore says little about which locations were receiving authorizations near the end of the reporting period.

Monarda Mint is persistent; Zip Cochise builds later

Monarda Mint appears in every month from November 2025 through August 2026. Its largest monthly contribution is five units in March. Zip Cochise first appears in March within this review window and contributes eight units in August alone. Those eight account for a substantial part of August’s ZIP-wide total of 19, while Monarda Mint contributes one that month.

Repeated addresses are a small part of this particular set

The 104 contributing records resolve to 102 base addresses. Crazy Alice Run and Lilt Drive contain the two base addresses with two units each; the other roots contribute one. For this window, following the streets offers more context than assuming the stable ZIP total represents an unchanged group of projects.
